September 2010 Greater Greenville SC Housing Market Statistics Update

In September of 2010, there were 466 residential single family homes sold in the Greater Greenville SC real estate market. This number also includes condos and townhouses that closed escrow as of October 10th 2010. Average price for these sold homes was $174,036, Median price was $140,000, total volume was $81,100,560 and the average Days on Market (DOM) was 105 days. At the same time in 2009, there were 597Greater_Greenville_SC_September_Trend_Chart_2010 (-21.9% change from September 2010) units sold, with an average price of $174,525, median price of $139,900, total volume of $104,191,611 and average DOM of 112 days. The percentage of original list price received in September 2010 for the sold units was 89.8%, and was 91.9% in September of 2009.

Year to date YTD – from January 1st to September 30th 2010, there were 5100 homes sold in the Greater Greenville real estate market. Average price for these year to date sold homes was $173,330, median price was $143,000, total volume was $883,983,345 and the average DOM was 103 days. YTD for the same period in 2009, there were 5015 (+1.7% change from YTD 2010) homes sold, with an average price of $168,298, median price of $140,000, total volume of $844,012,063 and an average DOM of 102 days.YTD percent of list price received at sale for January 1st to September 30th 2010 was 91.3% and 91.4 (-0.1% change) for the same period in 2009.

There were 1,166 new listings in September of 2010, and as of October 10th 2010, there were 7332 single family homes available for sale in the GGAR MLS. This is about 13 months worth of inventory. Average list price for these active homes was $244,277, median price was $173,000, total volume was $1,791,038,200 and the average DOM was 157 days. The same period last year, there were 6745 (+8.7% change as of October 10th 2010) active residential listings for sale in Greater Greenville SC. Average list price then was $265,218, median price was $189,000, total volume was $1,788,895,675 and average DOM was 150 days.

Also in September 2010, there were 361 homes that went under the Contract Pending status. There were 667 (-45.9% change) homes that went under the Contract Pending Status in September of 2009.

Due to the home buyer tax credit that was available last year, some of the 2009 comparisons will probably be higher for the next few months.
